Crafting Custom Homes in North Georgia’s Premier Communities.
From the Blue Ridge Mountains to the rolling foothills, we design homes that honor the land and the community standards that make these neighborhoods special.
Designing for the Neighborhood. North Georgia is home to some of the most beautiful planned communities in the Southeast. While we are not limited to specific locations—designing for clients "beyond" the local area as well—we have extensive experience working within the unique topographies and architectural requirements of North Georgia’s most sought-after neighborhoods. Whether it’s a lakeside retreat in Blairsville or a mountain-top estate in Ellijay, our goal is to create a home that feels like an organic extension of its surroundings while reflecting the unique personality of its owners.
Neighborhood Spotlight: Where We Build
We're a team of passionate thinkers and doers, dedicated to building with purpose and clarity. Collaboration and curiosity drive everything we do. Our process is simple, thoughtful, and designed with your experience in mind. We believe great results come from clear steps, open collaboration, and a shared sense of purpose.
Pro Tip for Land Buyers
When looking for land, we highly recommend talking to the review board or association before you close. Look at what has already been built. If your heart is set on a glass-walled ultra-modern home, but the neighborhood is strictly log-cabin style, it may not be the right fit. We are happy to review community covenants with you during the early design phase to ensure your vision and the neighborhood's rules are in harmony.
The Reality of Building in an HOA: Pros & Cons
Building in a neighborhood with a Homeowners Association or an Architectural Review Board (ARB) offers a structured framework that many of our clients appreciate, but it does come with its own set of challenges.
The Pros:
Protected Value: Strict guidelines ensure that your neighbor won't build something that negatively impacts your property value or the "feel" of the street.
Consistency: There is a cohesive aesthetic—whether it’s "Mountain Craftsman" or "European Rustic"—that creates a high-end, curated atmosphere throughout the community.
Built-in Amenities: Access to gated security, clubhouses, and maintained trails.
The Cons:
The Review Process: Approval can be tedious. Review boards may have opinions on everything from the specific shade of your siding to the placement of your driveway.
Design Limitations: There may be minimum square footage requirements or restrictions on certain modern materials.
